At key2paris, I favor "early birds" as it's easier and lower cost to get organized ahead. The good deals are for early bookings.

Last minute bookings maybe subject to extra fee

  • Quote per night decreases with the length of your sojourn
  • Quote includes all regular use of this place to stay:

Extra fees only if you did not respect number of guests registered,

  • If breakage, or extra cleaning required,
  • If you did not respect the phone contract.
  • If arrival or departure off time frames




Solo guests : only one set bathroom linens, one breakfast and hotel taxes for one : 25€ discount

  • Third guest available from 3 to 7 nights only: extra fee depending on age and needs

Paris is interesting all year round. When weather is chilly, guests can always stroll the Covered Passages or indulge in beautiful exhibitions. So quote per night is the same all year round, but there are some nice extras offered depending on the season.

Rental Terms

Quote includes:

  • Linen for bedding, bathroom, kitchen
  • A welcoming breakfast
  • Normal cleaning after rental (no dirty dishes, no dishwasher running or not emptied),
  • Phone calls included in the contract,
  • Utilities,
  • Enough basic detergents and paper to start with. Does not include Washing machine detergent ( buy liquid one , no softener),
  • For longer stays, quote includes compulsory cleaning and linen change on a regular schedule,
  • Personal welcoming, and time to discover apartment, building, area within the 1 to 7PM schedule,
  • Personal checkout within the 7 to 10 AM schedule,

  • Local hotel taxes



  • Quote is established for 1 or 2 people (exceptionally 3 with agreement)

No extra guest besides those mentioned in the quote is allowed to stay.

If you have friends staying elsewhere, invite them once to share your Parisian cooking if you'd like  but  not on a daily basis.

Quote has been established with utilities cost for guests mentioned in the contract. So for 1, 2 or 3 people. Not more.

  • Apartment is 100% non- smoking 

  • Pets : for allergy reasons, sorry but no pet is allowed to stay 


Quote does not include:

  • Extra cleaning (apartment really dirty, dirty dishes or dish washer running or not emptied) : 40€
  • Phone calls not included in the contract
  • All damage
 : breakage, key set ( 50€ per set)
  • Non respect of capacity



  • Deposit : between 30% and 40%, 
  • Within 5 days to secure your dates, in € via : Paypal, European transfer, French check,
  • Balance between 6 (long stays) to 2 weeks prior to arrival via : Paypal, European transfer, French check.
  • Warranty deposit upon arrival : cash 500 €. or equivalent in your currency Deposit will be returned upon checkout and payment of extra cost in € if necessary.
  • Paper copy of passport upon arrival (or scan before) for your security

Cancellation policies

Cancellation policies are sent with the quote
 before you book.

I believe in mutual respect between hosts and guests. This is a small caring business that can be greatly affected by unjustified cancellations. Now life has some surprises sometimes. I apply a fair cancellation policy for both sides and I am always listening.


I require a medical reason with medical certificate for any cancellation.

  • more than 90 days before arrival : reimbursement minus expenses
  • 89 days -to 45 before arrival : the deposit is kept.
  • 44 days- 30 days before arrival : 50% of the stay
  • 29 days- to 21days before arrival : 80% of the stay is due
  • less than 21 days : 100% is due


I encourage you to take a travel insurance, in case of sickness, bad weather, or business issue…..

It is just a list, I do not take any responsibility in your choice and as for all insurances, I’d encourage you to read the fine lines and to check that they cover what you might need (delays, bagage claim, cancellation …)

You can look them up on the web. They represent all different types of travel insurance and give their best recommendation. If you buy it through them and have a problem (like we did with Antarctica), they have attorney's involved who can help fight your problem. Unfortunately, we did not use them on this trip, but we did for Wimbledon. If I feel I need insurance, I will buy it. Otherwise, I usually don't because there are SO MANY EXCLUSIONS.
